And here I'm sitting in my kind by western standard luxury furnitured 1 bedroom condo perfect for single comfortable working life in Bangkok costing 320$ + 35$ electricity and water a month in rent with balcony free wifi, free tv, gym, pool, parking and 24/h security and all money in the bank invested and growing=) oh i did forget the cleaning/washing lady coming once a week for 20$ and the supermodern clean skytrain to work costing about 1,50$ a day to office

1. HOAs are at the top of the food chain. Next comes taxes, last come mortgage.

botto line, buy when you have the money and have a reserve for HOA assessment. All others- RENT and save your money like we all did in the best economic times

Had a condo…once. Not only are assessments an issue, so is the theft of the maintenance fees. Many treat these as “cash cows.”

I spent the 90s living in a condo.. much better than apartments because they were all privately owned.. and dirt cheap..

In addition to what you said, there are companies and realtors giving seminars and conferences abroad, looking for prospective clients to “invest” by buying those FL condos and townhomes. Little do they know they’re gonna be the ones holding the bag when all this is over.

I remember back in the early 90s, when it was great to be buyer, condos were impossible to sell. Things got so bad even townhomes would rarely sell. The only things sold were single family detached homes. Because when given a choice of what to buy, almost everyone will pick a detached house. No noisy neighbors. A lot more parking. Many didn't have a HOA.

Great video! My dad had his own RE brokerage back in the 60s-89. Every dinner conversation, our table talk would eventually turn to the topic of land or real estate. I learned a lot. Two things my dad would always rail against were HOAs and the burgeoning timeshare movement (which he rightfully called a scam). Oh, and socialism. His issues with them weren’t in the minutiae - they were in the fundamentals - that both ceded power to a 3rd entity (the ‘organization’) and lacked transparency and accountability. Too, he felt HOA board officers often had bad priorities and sledgehammered their own pet projects. He was so right. The marketing for these types of ‘homeownership’ gave buyers the illusion of a fun and easy lifestyle, at modest cost. Funds were spent on aesthetics, like manicured landscaping, outbuildings for entertaining, and over-the-top appointments. Not enough was spent on infrastructure maintenance, and most dollars were spent as if it all was discretionary. Hence, underfunded reserves. Well, Surfside was an overdue and devastating wakeup call. I think sadly, we’re only seeing the tip of comeuppance in the entire HOA industry. A lot of people are going to go under.

1, I never liked or trusted an HOA! It is nothing more than a glorified theft sindicate.

If you don’t own community property (pool, rec hall, gates) the HOA has no power. Covenant means promise - not law. They can not put a lien on your property. The HOA has never won a lawsuit. Property owners can sue for harassment. Look it up.
